As the Spring real estate market is just starting to heat up, there are a few trends that I’ve started to see emerge…

1. Guest Houses/In-Law Living Quarters – This has become more and more of a requested feature for buyers. Be it a fully separate guest house, an apartment over garage, or a finished basement suite, this is a trend that I don’t see going anyway anytime soon.

2. Formal Dining Rooms – I’ve heard this come up several times on a buyer’s wish list the past couple months, which is in the opposite direction of the trend we had been seeing the past few years, which was moving away from formal rooms, and more towards open living spaces and great rooms. Interestingly, some of the requests for formal dining rooms have been very specific, as in a formal dining room to seat 12 or more.  So, large entertaining spaces will continue be on a buyer’s wish list.

3. White Kitchen Cabinets – Just when we thought this trend went out with 80s, they’re back! Not only have I seen an increase in buyers choosing white cabinetry when building new, but also buyer’s having their existing wood cabinets professionally painted white.
